- 1 - <br />Oneka Prairie <br />July 20, 2022 <br /> <br /> Agenda Number: 2 <br /> <br />CITY OF HUGO <br /> <br />PARKS COMMISSION REPORT <br /> <br /> <br />TO: City of Hugo Parks, Recreation and Open Space Commission <br /> <br />FROM: Shayla Denaway, Parks Planner <br /> <br />SUBJECT: Southwind Holdings, LLC. – Sketch Plan for 16345 Everton Ave. N <br />known as “Oneka Prairie” <br /> <br />DATE: July 15, 2022 for the Parks Commission meeting of July 20, 2022 <br /> <br /> <br />1. INTRODUCTION: <br /> <br />A sketch plan application has been received from Southwind Holdings LLC. The Parks <br />Commission should provide input on what would be acceptable and desirable in this <br />location. The Parks Commission may choose to recommend approval of the park <br />dedication request at this time. <br /> <br /> <br />2. DESCRIPTION OF REQUEST: <br /> <br />The properties are generally located north and east of Oneka Parkway and south of 165th <br />Street. The property is approximately 25 acres and located north of Oneka Place and <br />contains 3.66 acres of wetland. The properties to the east, north, and west are large lots <br />with occupied homes. The applicant is proposing 59 single family lots for a net density <br />of 2.75 units per acre. <br /> <br />The parcels is located in the Future Urban Service (FUS) zoning district and are guided <br />for Low Density Residential (LD). Southwind Holdings LLC will be applying for a <br />Planned Unit Development (PUD) and preliminary plat approval and extend city services. <br />Lot widths will range from 65 feet to 99 feet with 30’ setbacks. There will be a mix of <br />home sizes with all lots having look-out or walk-outs. <br /> <br />The developer is planning to extend Oneka Parkway and Fair Oaks Avenue North from <br />the south and blend the development with Oneka Place to the south. <br /> <br /> <br />
