The developer must comply with the following, prior to Final Plat and Final PUD <br />Plan application: <br /> <br />Landscaping and Lighting <br /> <br />a. The landscape plan shall be revised to include: <br /> <br />1. A landscape buffer, with evergreen trees, from commercially zoned property to <br />the west. <br />2. A landscape plan for the roundabout, including irrigation. <br />3. Additional landscaping at key locations and focal points in the development. <br />4. Details for any monument signage and landscaping. <br /> <br />b. The final landscape plans must be submitted for review and approval by staff. <br /> <br />c. The developer shall enter into an easement agreement for access and maintenance <br />of the landscaping with in Outlots B, E, F, G, and I. <br /> <br />Streets/Access <br /> <br />d. A permit from Rice Creek Watershed District shall be issued for the ditch <br />crossing for construction of Street A. <br /> <br />e. An access and utility connection shall be made on the west side of Outlot B. <br /> <br />f. Adequate access shall be provided for maintenance to Outlot J. The access <br />width and location shall be reviewed and approved by staff. <br /> <br />Parks and Trails <br /> <br />a. An additional off street trail shall be built if construction of a trail on the berm <br />along Oneka Lake not be feasible. <br /> <br />b. A trail or sidewalk shall be constructed on Street H to provide a connection to <br />the proposed Oneka Lake trail. <br /> <br />c. The developer shall provide details and specifications for the trail and <br />boardwalk along Oneka Lake. <br /> <br />d. The developer shall work with staff on Outlot G amenities and connections to <br />the parks to the south. <br /> <br /> <br /> <br />
