Liberty Classical Academy Site Plan and CUP <br />Page 9 <br />Staff recommends the landscape be revised to include additional landscaping around the parking <br />areas and driveways and to the east of the building along County Road 57/Keller Avenue. It is <br />also unclear if the existing trees will remain along County Road 57/Keller Avenue, staff <br />recommends that they be preserved to the best they can. Staff continue to work with the applicant <br />on the revised landscape plan to be reviewed and approved by staff. <br /> <br />Lighting <br /> <br />The applicant has provided a lighting plan for review. Generally the plan meets the ordinance <br />standards, however, in order to reduce the impact on the surrounding properties staff <br />recommends that some of the pole lights be removed or relocated. Staff is also recommending <br />timers and dimmers on the lights. This is a condition of approval. <br /> <br />Building Materials and Architecture <br /> <br />The building materials for the school addition consist of brick, precast stone, textured precast <br />panel walls, and lap siding that resembles wood. These materials are consistent with the existing <br />materials on the building. There will be vertical and horizontal changes in materials. The existing <br />building has some materials that are hard to match exactly, however the applicant has done a <br />good job finding cohesive materials and colors to best match into the existing building. <br /> <br />The building is one story and designed similar to the existing building. The building addition <br />roof lines will be a staggered flat roof line design with varied undulations in the façades to break <br />up the building walls. The applicant has created defined entrances with different roof heights and <br />vertical mix of building materials. <br /> <br />A majority of the building height will be 18 feet, except the gymnasium area that is 31.5 feet. <br />The maximum building height is 35 feet in the AG zoning district. <br /> <br />There will be small 1,200 square foot building for the controls for the septic system in May <br />Township. It will be built with materials consistent with the proposed addition. <br /> <br />Drainage and Grading <br /> <br />The site is within the Brown’s Creek Watershed District (BCWD), which reviews and approves <br />grading and drainage, and will be required to get a permit from the BCWD. Conditional approval <br />of the permit is anticipated at the June 15th BCWD Board Meeting. The applicant has been <br />working with BCWD and City on the plans. The City is reviewing for all requirements more <br />different or stringent than the BCWD standards. The plans show a stormwater facility on the <br />southwest area of the parcel in May Township. The applicant is proposing to irrigate the green <br />space on the property with stormwater use from the proposed pond. <br /> <br />Grading is proposed to be completed for the entire property for site balance and to ensure there is <br />enough water to the pond for stormwater reuse for the school. <br />
