Liberty Classical Academy Site Plan and CUP <br />Page 8 <br />information from Washington County and has not been updated in the comment letter they <br />provided. <br /> <br />Washington County stated that proposed access on County Road 57/Keller Avenue is reasonable <br />and safe. They have reviewed the traffic information and proposal from the applicant and they do <br />not foresee a safety or traffic issue on Keller Avenue/CR 57 and 122nd Street/CR 7. The County <br />roads have the capacity for additional traffic and with proposed improvements will be designed <br />to be safer. The County looks at the area as a whole when reviewing the project and they do not <br />see problem occurring regarding congestion or safety on the County Road systems with the <br />building addition. <br /> <br />The septic system is located in May Township and there is an access driveway shown on County <br />Road 7/122nd Street for maintenance access. No turn lanes will be required at this location and <br />will be gated. <br /> <br />The applicant will need to obtain an access permit from Washington County for the access points <br />and improvements. <br /> <br />Parking <br /> <br />The City ordinance requires one parking space per classroom plus one parking space for each 100 <br />students for the elementary schools and middle schools area and 1 parking space per class room <br />plus one parking space for each 4 students. Special event space, like gymnasiums are calculated <br />separately at one parking space per 3 seats, based on capacity size per building code <br />requirements. The required amount of parking for the site is 264 parking spaces. The plans show <br />205 parking spaces. The applicant has plenty of space to include additional parking, however, <br />staff believes the amount of parking is adequate for the school. Staff recommends the applicant <br />revise the plans to show proof of parking, that would be constructed at any time deemed <br />necessity by the City. <br /> <br />The main parking area is at the east side of the building designed as a driveway/drop-off area to <br />access the main entrance of the building. <br /> <br />Sidewalks/Trails <br /> <br />There are not trails along the adjacent County Roads. The sidewalks proposed within the site are <br />provided by the school. <br /> <br />Landscaping <br /> <br />The City ordinance requires 55 deciduous share trees, 28 coniferous trees, 28 ornamental trees, <br />and 183 shrubs. The landscape plan meets the ordinance standard with multiple varieties of trees <br />and shrubs on the site. <br />
