Liberty Classical Academy Site Plan and CUP <br />Page 8 <br />Parking <br /> <br />The City ordinance requires one parking space per classroom plus one parking space for each 100 <br />students for the elementary schools and middle schools area and 1 parking space per class room <br />plus one parking space for each 4 students. Special event space, like gymnasiums are calculated <br />separately at one parking space per 3 seats, based on capacity size per building code <br />requirements. The required amount of parking for the site is 264 parking spaces. The plans show <br />205 parking spaces. The applicant has plenty of space to include additional parking, however, <br />staff believes the amount of parking is adequate for the school. Staff recommends the applicant <br />revise the plans to show proof of parking, that would be constructed at any time deemed <br />necessity by the City. <br /> <br />The main parking area is at the east side of the building designed as a driveway/drop-off area to <br />access the main entrance of the building. <br /> <br />Sidewalks/Trails <br /> <br />There are not trails along the adjacent County Roads. The sidewalks proposed within the site are <br />provided by the school. <br /> <br />Landscaping <br /> <br />The City ordinance requires 55 deciduous share trees, 28 coniferous trees, 28 ornamental trees, <br />and 183 shrubs. The landscape plan meets the ordinance standard with multiple varieties of trees <br />and shrubs on the site. <br /> <br />Staff recommends the landscape be revised to include additional landscaping around the parking <br />areas and driveways and to the east of the building along County Road 57/Keller Avenue. It is <br />also unclear if the existing trees will remain along County Road 57/Keller Avenue, staff <br />recommends that they be preserved to the best they can. Staff continue to work with the applicant <br />on the revised landscape plan to be reviewed and approved by staff. <br /> <br />Lighting <br /> <br />The applicant has provided a lighting plan for review. Generally the plan meets the ordinance <br />standards, however, in order to reduce the impact on the surrounding properties staff <br />recommends that some of the pole lights be removed or relocated. Staff is also recommending <br />timers and dimmers on the lights. This is a condition of approval. <br /> <br />Building Materials and Architecture <br /> <br />The building materials for the school addition consist of brick, precast stone, textured precast <br />panel walls, and lap siding that resembles wood. These materials are consistent with the existing <br />materials on the building. There will be vertical and horizontal changes in materials. The existing
