The applicant will need to <br />submit the water reuse plans for the development for review. <br /> <br />The retaining wall proposed will be the responsibility of the development without City <br />maintenance responsibilities. <br /> <br />Utilities <br /> <br />The sanitary sewer and watermain will be connected to stubs provided in a previous phase of this <br />development. The construction plans correctly show a watermain being extended along 159th <br />Street. Watermain is also looped through the development from Goodview Avenue to the <br />watermain constructed within 159th Street. <br /> <br />Wetlands <br /> <br />There are no wetland on the property. <br /> <br />Management of the Apartments <br /> <br />A management company is proposed for the development. The developer is responsible to <br />own/operate/maintain community areas, landscaping, retaining walls, and the water re-use <br />system. The management company should also provide for restrictions on outdoor storage, <br />parking (no boats, campers, or trailers) in order to keep the community looking orderly and well <br />maintained. <br /> <br />Building Architecture and Materials <br /> <br />All apartments are required to comply with the City of Hugo Multi-Family Development Design <br />Guidelines adopted December 19, 2005. The general intent of the design guidelines is to improve <br />the overall quality of development and to avoid monotony in new developments. <br /> <br />The applicant has provided architectural elevations of the buildings and an electronic material <br />sample board to show the type, color, and materials used in all proposed external surfaces. The <br />buildings are two-story and meet the building height requirements. As proposed, the <br />development generally meets the design guidelines: <br /> <br />• Building Mass: Units should be articulated to break up the building mass. Rooflines and <br />building faces should be broken up at least every 50 feet. <br /> <br />The buildings are well-designed with good articulation to the building face to provide interest <br />and variety. The roofline is broken up by gables and dormers. <br /> <br />• Monotony: to the extent possible, developments should limit the number of units that are <br />adjacent to each other with the same color, materials or design. <br />
