The materials are a mixed <br />of lap and board and batten vinyl siding in white and grey, with grey stone and white flat <br />panel accents. Staff encourages the applicant to expand the palette and provide additional <br />colors to for variety to eliminate monotony within the project. <br /> <br />• Four-sided design: Buildings are required to be designed in a manner where they look like <br />the same building on all sides. <br /> <br />The applicant is proposing a building that has been designed in a manner so that all sides of <br />the building look generally the same. There are no unfinished sides. Each elevation contains <br />doors, windows, and gables. Additionally, material treatments are applied to all four sides <br />equally. <br /> <br />• Building materials and design: Buildings are required to be constructed of high-quality <br />materials and a variation of building materials and accent materials are to be used. The <br />design guidelines require at least 25% of the building to be higher quality materials (other <br />than lap siding). <br /> <br />The plan shows approximately 10% stone on the front and rear elevations and 10% stone on <br />the side elevations. Staff recommends the applicant meet the intent of the guidelines by <br />adding stone to each elevation of the buildings. The plans do not show downspouts or gutters. <br />These must be designed integral to the building and must be submitted for review and <br />approval by staff. <br /> <br />Final color palettes, physical material samples, and revised building elevations shall be reviewed <br />and approved by staff prior to the issuance of a building permit. <br /> <br />Preliminary Plat and Final Plat <br /> <br />Lot Size <br /> <br />The preliminary plat and final plat will be one lot for all of the units for the buildings. <br /> <br />Drainage and Utility Easements <br /> <br />Drainage and utility easements for the sanitary sewer and watermain are shown correctly on the <br />plans. <br /> <br />5. CONCLUSION: <br /> <br />Staff has reviewed the PUD amendment, site plan, preliminary plat, final plat, development <br />agreement and for consistency with the standards outlined in the City Code and finds that the <br />application is consistent with all the standards. <br /> <br />
