<br /> <br />RESOLUTION 2024-____ <br /> <br /> <br />APPROVING PLANNED UNIT DEVELOPMENT (PUD) AMENDMENT, SITE PLAN, <br />PRELIMINARY PLAT, FINAL PLAT AND DEVELOPMENT AGREEMENT FOR <br />“ONEKA FIELDS” APARTMENTS <br /> <br />WHEREAS, Fenway Land Company has requested approval of a PUD amendment, site plan, <br />preliminary plat, final plat, and development agreement to allow construction of 60 apartment units <br />in five buildings on property legally described as: <br /> <br />Outlot C, The Shores of Oneka Lake <br /> <br />WHEREAS, the request is for a PUD amendment to The Shores of Oneka Lake PUD General <br />Plan; <br /> <br />WHEREAS, the Planning Commission has reviewed said PUD amendment at a duly called Public <br />Hearing on July 25, 2024, and recommends approval subject to the conditions listed; <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does approve the request by Fenway Land <br />Company for the PUD amendment, site plan, preliminary plat, final plat and development <br />agreement, subject to the following conditions: <br /> <br />1. A PUD amendment is approved to allow the construction of 60 apartment units in five <br />buildings on one lot, in accordance with the application and plans received on June 7, 2024, <br />and revisions received on June 27, 2024, except as amended by this resolution. <br /> <br />2. The plans must comply with The Shores of Oneka Lake PUD approvals in Resolution <br />2022-32, except as amended by this resolution. <br /> <br />3. The plans must be revised to comply with the City Engineer’s memo dated July 22, 2024, <br />and redlines comments provided to the applicant. <br /> <br />4. Prior to the installation of any signs, the developer shall obtain a sign permit. <br /> <br />5. The developer is responsible for obtaining all local, State, and Federal permits. <br /> <br />6. The PUD amendment includes approval of the following building setbacks: <br /> <br />Minimum building setback from <br />street right-of-way <br />25 feet <br />Minimum building setback from <br />private driveway <br />20 feet
