Guest parking shall comply with the Americans with Disabilities Act as may be applicable. <br /> <br />8. No parking will be allowed on the private drives. <br /> <br />9. The private drives must comply with City standards for private drives. <br /> <br />10. The plans must be revised to show snow storage areas on the plans. <br /> <br />11. No signage is proposed at this time. Should signage be desired, the applicant must apply <br />for a sign permit with details ensuring compliance with ordinance requirements. <br /> <br />12. The developer is responsible to construct/own/operate/maintain community areas, <br />landscaping, retaining walls, and the water re-use system. <br /> <br />13. With The Shores of Oneka PUD General Plan the project dedicated land and fee to <br />satisfy the park dedication requirements. The land dedicated is the upland areas of Outlot <br />G along Oneka Lake. The proposed land dedication of 3.89 acres satisfied 40.5% of the <br />requirement. The remaining would be satisfied with payment of 59.5% of the fee ($3,400 <br />per unit) which totals $441,014. The fee for each unit is $2,023. <br /> <br />Prior to issuance of building permits: <br /> <br />14. Final Plat and Development Agreement shall be executed and recorded. <br /> <br />15. All development fees shall be paid. <br /> <br />16. The architectural plans must be revised to address the following: <br />a. Final elevations of the buildings shall be reviewed and approved by staff prior to <br />the issuance of a building permit. <br />b. The applicant shall add stone to meet the intent of the Multi-Family Design <br />Guidelines. <br />c. The applicant shall expand the color palette to provide additional colors for the <br />buildings to eliminate monotony within the development. The applicant will work <br />with staff to finalize the design and color palette. <br />d. The applicant shall provide a final color palette and physical material sample for <br />City review and approval.
