Ms. Rachel Juba
July 22, 2024
Page 2
S:\Users\R_Juba\DEVELOPMENT PROJECTS\The Shores of Oneka Lake\Oneka Fileds_PUD
Amendment and Apartment Site Plan\Engineers Memo and Comments\Engineers Memo Oneka
Fields Apartments - 07.22.24.docx
9. Drainage and utility easements for the sanitary sewer and watermain are shown correctly on
the plans.

Stormwater Management

10. As part of the Shores of Oneka Lake development, the planned stormwater management for
this site was accommodated in the original design. We have confirmed the assumptions for
the site at the time of initial design are in accordance with current plans. In fact, the site
contains less impervious coverage than previously anticipated. The site is meeting water
quality requirements primarily through water reuse for onsite irrigation. The remaining water
quality required will be provided by the stormwater ponds previously constructed as part of
the Shores of Oneka Lake Development.
11. The site meets rate control requirements through the stormwater ponds within the overall
development.
12. The applicant will need to submit the water reuse plans for the development for review.
13. Detailed redline comments have been provided to the applicants engineer related to storm
sewer layout, public vs. private ownership, and maintenance responsibilities.

Wetlands

14. No wetland impacts are proposed with the Oneka Fields development.

Thank you for the opportunity to provide comments on this project. Additional detailed, red-lined
comments for streets and utilities have been provided to the applicant’s engineer. W e will have
meetings to discuss how they propose to modify the plans. These minor comments will need to
be addressed prior to approval of the construction plans. If you have any questions, please do
not hesitate to contact me at 651-286-8463.

Sincerely,

Mark Erichson, PE
City Engineer

cc: Scott Anderson, Public Works Director (email only)
Liz Finnegan, Senior Engineering Technician (email only)
Brian Krystofiak, Carlson McCain (email only)
