Agenda Number: G.10 <br />CITY OF HUGO <br />CITY COUNCIL AGENDA REPORT <br />TO: Bryan Bear, City Administrator <br />FROM: Max Gort, Associate Planner <br />SUBJECT: Andrew and Amber Michels and Nellis Engen c/o Christian Engen: <br />Property line adjustment. <br />DATE: October 30, 2024, for the City Council meeting of November 4, 2024 <br />REVIEW DEADLINE: December 29, 2024 <br />ZONING: Rural Residential (RR) <br />LAND USE: Large Lot Residential (LL) <br />1.DESCRIPTION OF REQUEST: <br />The applicants, Andrew and Amber Michels, 7605 128th Street North (Parcel A) and Nellis <br />Engen c/o Christian Engen, 12870 Henna Avenue North (Parcel B) are requesting approval of a <br />property line adjustment between two properties, both of which are large lots occupied by single- <br />family homes. Parcel A is currently 19.97 acres in size and Parcel B is currently 20.04 acres in <br />size. The proposed adjustment would add 1.79 acres to Parcel A, making it 21.76 acres in size <br />and making Parcel B 18.25 acres in size. <br />2.ANALYSIS: <br />Section 90-339 of the City’s Comprehensive Land Use Regulations states that, “where adjacent <br />property owners desire to adjust their mutual lot line without creating a new parcel or lot of <br />record, they may request a property line adjustment.” Subd.
