Request for an amendment to <br />the PUD for “The Shores of Oneka Lake 4th Addition” to create 25 single- <br />family detached lots, from the previously approved 24 twin home lots. <br /> <br />DATE: May 6, 2024, for the Planning Commission meeting of May 9, 2024 <br /> <br />ZONING: Planned Unit Development (PUD) <br /> <br />DEADLINE DATE: <br /> <br />1. DESCRIPTION OF REQUEST: <br /> <br />The applicant is requesting an amendment to the PUD to create 25 single-family detached lots <br />from the previously approved 24 twin home lots. <br /> <br />2. BACKGROUND: <br /> <br />In 2022, the City Council approved the PUD General Plan for The Shores of Oneka Lake. Since <br />then three phases have been developed. The first phase included 19 single family home lots, 16 <br />twin home lots, and 15 villa lots. The second phase included 14 single family home lots. The third <br />phase included 39 single family home lots and 38 villa lots. <br /> <br />The PUD allowed flexibility on the following: <br />1. Minimum lot size – the PUD allows smaller lots <br />2. Minimum lot width – the PUD allows narrower lot widths <br />3. Reduced Setbacks – the PUD allows reduced front, side, and rear yard setbacks <br />4. Impervious surface coverage – the PUD allows an increased percentage of impervious <br />surface coverage <br />5. Shoreland Overlay District – the PUD allows a smaller lot size, narrower lot width, and a <br />higher allowable building height in exchange for an increased setback from the ordinary
