The Shores of Oneka Lake 4th Addition Final Plat <br />Page 1 <br /> <br /> INTRODUCTION <br /> <br />M/I Homes of Minneapolis/St. Paul, LLC is submitting application for a Planned Unit Development (PUD) <br />Amendment and The Shores of Oneka Lake 4th Addition final plat. The preliminary plat and Planned <br />Unit Development (PUD) were approved June of 2022 with a total of 218 lots including 109 single <br />family lots, 40 twinhome lots, and 69 villa lots. Due to the market and high interest level we have seen <br />in our carriage lots (narrower lots with detached, narrower homes), we are requesting a PUD <br />amendment to change 24 of the twinhome lots to carriage lots. The requested amendment would result <br />in an increase in the number of lots within this portion of the development from 24 to 25 lots, thus <br />resulting in an increase in the total number of lots within the development from 218 lots to 219 lots. <br /> <br />ABOUT M/I HOMES <br /> <br />M/I Homes has been in business for over 40 years and has built over 140,000 homes in 17 markets <br />within the United States. They entered the Twin Cities Market in 2015 by purchasing Hans Hagen <br />Homes. Hans Hagen Homes was founded over 50 years ago and was one of the largest and oldest <br />home builders in the Minneapolis market. <br /> <br />DEVELOPMENT STANDARDS <br /> <br />The development standards approved with the preliminary plat and PUD will be generally adhered to with <br />the addition of new standards for carriage lots. Below are the approved development standards with the <br />addition of the proposed standards for carriage lots. The proposed standards are very similar to those of <br />what has already been approved within the development. <br /> <br />As shown in the attached elevations, our carriage product is fairly similar in height to our villa product (a <br />difference of only about a few feet depending on the plan). The carriage product is also much narrower.
