However, it should be noted that acquisition of <br /> additional highway right-of-way, through negotiation or eminent domain, may be needed to <br /> construct a right turn lane on the west side of CR 57. <br /> Turn lanes will not be required at this time for the septic maintenance access, though any <br /> change in plan for Phase 1 may alter this need. New left and right turn lanes will be required in <br /> the future at the east school access (which is currently the Phase 1 septic access) with Phase 2 <br /> improvements due to the anticipated increase in traffic using that access. <br /> Washington County's Bike and Pedestrian Plan identifies CSAH 7 as part of the future bike plan. <br /> The county is interested in working with the school regarding future design and location of the <br /> trail through the right-of-way. <br /> The stormwater management report reflects that the on-site basin handles water from the <br /> county roads. The report doesn't detail how much of the county road requirements are met <br /> with the watershed, if any. It appears the intent was to accommodate some of the county <br /> facilities; however, the report doesn't clarify any specifics. A right-of-way permit will be <br /> required for any work within the county highway right of way as it relates to the development. <br /> As the development progresses, a plan set will be required with the application and include any <br /> grading, culvert installation, water and sewer services, signage, any landscaping and other <br /> improvements within the county right of way. <br /> All utility connections to County highway right of way for the development require Washington <br /> County Right of Way permits.
