We have <br /> reviewed the following information related to this application: <br /> • Oneka Fields Final Plat, by Carlson McCain <br /> • Oneka Fields Sanitary Sewer, Watermain, Storm Sewer, and Street Construction Plans <br /> 0 0 dated June 7, 2024. <br /> a. Oneka Fields Hydrology Memo, by Carlson McCain, dated 61712024 <br /> w 0 Oneka Fields turning movements for fire truck access, by Carlson McCain, dated <br /> CO 06127124. <br /> Based on the review of the documents, we offer the following Engineering comments related to <br /> CD <br /> LO this application: <br /> 00 <br /> CO General/Access <br /> Ln <br /> ID <br /> 1. The subject property is located east of Highway 61 at the intersection of 159t" Street and <br /> Goodview Avenue, adjacent to the Shores of Oneka Lake development. <br /> 2. The roundabout at TH 61 and 159t" Street will serve as the primary access for the <br /> development and is open to traffic as of late last fall. <br /> 3. 159t" Street will be extended from Goodview Avenue to the north plat line. 159t" Street will be <br /> z constructed to a width of 32-ft face of curb to face of curb and include an 8-ft trail along the <br /> east side, consistent with the portion of 1591" Street already constructed. <br /> a4. Two access points into the site are proposed with one being located on 159t" Street and the <br /> a other being located on Goodview Avenue. Minor modifications along with signage <br /> Z comments have been requested as part of the plan comment process. <br /> a 5. The retaining wall proposed will be the responsibility of the development without City <br /> maintenance responsibilities. <br /> 0 <br /> N Utility Plan <br /> w <br /> 6. An 8" sanitary sewer will be extended along 159t" Street North from an existing sanitary <br /> sewer stub extended from the intersection of Goodview Avenue North and 1591" Street. An 8" <br /> w sanitary sewer will also be extended from the stub previously extended from Goodview <br /> LU Avenue into and throughout the Oneka Fields site to provide service to the five buildings. <br /> 7. The construction plans correctly show an 8"watermain being extended along 159t" Street. <br /> = Watermain is also looped through Oneka Fields from Goodview Avenue to the watermain <br /> constructed within 159t" Street. <br /> w 8. The sanitary sewer will be connecting into an 8" sanitary sewer stub provided in a previous <br /> CO <br /> phase of this development. <br />
