Recently, there was a PUD <br /> amendment to change some of the undeveloped twinhome lots in the carriage home lots, which <br /> are a detached residential product. This brought the approved total residential units to 219. The <br /> PUD general plan showed a concept of this property that included 100 units of apartments. The <br /> apartment units were not formally approved at that time, since the developer did not have final <br /> plans for the apartments. It was noted that a PUD amendment and PUD final plan would need to <br /> be reviewed and approved, with a public hearing,prior to development of the property for <br /> apartments. <br /> The proposal for Oneka Fields includes a five apartment buildings with 12 apartment units in <br /> each building. This is a total of 60 apartment units. This will bring the total units for The Shores <br /> of Oneka Lake PUD plan to 279 units. The project will be managed and maintained with services <br /> such as lawn care and snow removal. The project will be served and provided access from private <br /> driveways. <br /> The plan includes a good land use transition from the other development additions with the <br /> location of the ditch and stormwater ponds. <br /> Density <br /> The PUD ordinance allows for internal transfer of density and a variety of land uses for a planned <br /> development project. The applicant is proposing a mix of single family, villa, carriage, <br /> twinhome, and apartment units in the development with the PUD amendment. <br /> The maximum development density for a PUD in the zoning district is 4 units per 1 acre. The <br /> applicant is proposing a residential net density of 2.75 units per 1 acre, which fits the <br /> requirements of a PUD. This is calculated for The Shores of Oneka overall PUD general plan. <br /> The proposed density meets the ordinance standards. <br /> Lot and Building Standards <br /> The applicant is proposing the following setbacks: <br /> Minimum building setback from 25 feet <br /> street right-of-way <br /> Minimum building setback from 20 feet <br /> private driveway <br /> Minimum building setback from 15 feet <br /> exterior property lines <br /> Minimum setback between 60 feet <br /> buildings <br /> Minimum parking setback from 10 feet <br /> street right-of-way <br /> Maximum building height 35 feet <br />
