If fencing is proposed in the future, the <br /> location and type shall be reviewed and approved by staff. <br /> The developer is not showing the location of any roof top mechanical equipment. The applicant <br /> is has now shown where ground mounted equipment would be on the property. Landscaping <br /> shall be added to those areas to screen the equipment. <br /> Building Architecture <br /> In 2005, the City Council adopted the Multi-Family Design Guidelines and the developer has <br /> provided building elevations and a building rendering for review. <br /> The majority of the building will include steel siding, with accents cast stone along the bottom, at <br /> the main entrance, and building corners. There seems to be is a good color variation in the <br /> design. Staff will continue to work with the developer on the building material colors. There will <br /> be a stone sill along the top of the stone as the material transitions to siding. The windows and <br /> doors will include a white and black color frame around the edges. The architecture includes a <br /> pitched roof with asphalt shingles. <br /> The building has horizontal and vertical projections, which are encouraged by the Multi-Family <br /> Design Guidelines. The sides of the building are broken up by the projections, windows, and <br /> color variation. The main entrance is on the north side of the building and includes a significant <br /> amount of cast stone and a canopy with pillars, creating a clear main entrance. Staff recommends <br /> that cast stone be added to the pillars for a more cohesive design. The developer has done a good <br /> job of wrapping the cast stone around the corners of the building with the corner design <br /> elements. However, the developer should add cast stone up the corners and at the main entrance <br /> points to meet the intent of the design guidelines that states 25% of the building material shall be <br /> high quality material, other than lap or vertical siding. <br /> The applicant is proposing attached and detached garages. The plans show the garages having <br /> windows, cast stone, and architectural roof elements to match the overall design of the building. <br /> The design and placement of the detached garages provides a site plan is not garage dominate. <br /> The colors of the garage doors shall blend in with the colors of the building and shall not be <br /> white. <br /> The design guidelines state that buildings should be designed with high quality materials on all <br /> sides of the building. <br /> It is in staff's opinion that the developer has attempted to comply with the spirit and intent of the <br /> design guidelines. They have done a good job at breaking up with facade of the building with <br /> projections and bends in the building. Staff recommends the following revisions to the building <br /> elevations to further comply with the design guidelines: <br />
