The proposed assessment <br />rolls for the 2026 Bald Eagle Industrial Park Area Street Improvement Project are <br />included in Appendix E of this report, along with corresponding assessment maps <br />identifying the benefiting properties. <br />Special Assessments were calculated using the per-lot and per -front -foot methods in <br />different portions of the project for properties abutting the proposed street <br />improvements. Special Assessments were calculated using the City’s standard <br />assessment rates, which are: <br />• Urban Roadway Overlay (M&O) <br />o Single Family or Duplex (assumes 80 -foot frontage): $2,100 / Unit <br />o Commercial/ Industrial, Tax -Exempt and Multi -Family: $2,100 * 1.5 * <br />(Frontage / 80 feet) = $39.37 / foot <br />• Partial Roadway Reconstruction <br />o Single Family or Duplex (assumes 80 -foot frontage): $4,100 / Unit <br />o Commercial/ Industrial, Tax -Exempt and Multi -Family: $4,100 * 1.5 * <br />(Frontage / 80 feet) = $76.87 / foot
