RESOLUTION 2025-__ <br /> <br />APPROVING A SITE PLAN FOR KLG HOLDING, LLC. FOR <br />CONSTRUCTION OF A COMMERCIAL BUILDING ON PROPERTY <br />LOCATED AT 13845 FOREST BOULEVARD NORTH <br /> <br />WHEREAS, KLG Holding, LLC. has requested approval of a site plan for a commercial <br />building on the property legally described as: <br /> <br />See Attached <br /> <br />WHEREAS, the Planning Commission has reviewed said preliminary plat, site plan, and <br />conditional use permits at a duly called a public hearing on December 11, 2025, and <br />recommends approval subject to the conditions listed in this resolution. <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for KLG Holding, LLC. with the following findings and conditions: <br /> <br /> <br />1. All items on the Engineer’s memo and “red-line” detailed engineering comments that <br />have been sent directly to the developer’s engineer dated December 8, 2025 shall be <br />met. <br /> <br />2. The development shall be consistent with the plans submitted on December 5, 2025 <br />and as amended by this resolution. <br /> <br />3. Prior to the installation of any signs, the developer shall obtain a sign permit. <br /> <br />4. The developer shall coordinate with the property to the north on the shared access, <br />both during construction and once operation has commenced. The developer shall <br />demonstrate to the City that this communication is taking place. <br /> <br />5. The developer is responsible for obtaining all local, State, and Federal permits. <br /> <br /> <br />Prior to the issuance of a building permit: <br /> <br /> <br />6. All SAC and WAC (connection and trunk) fees per the fee schedule shall be paid. <br /> <br />7. Stormwater trunk fee per the fee schedule shall be paid. <br /> <br />8. The applicant must provide an updated architectural plan based on staff’s comments. <br />Staff will continue to work with the applicant on an architectural plan that generally <br />meets the intent of the Commercial and Industrial Design Guidelines, is labelled and <br />colored correctly, and provides an elevation of the trash enclosure that meets <br />ordinance requirements.
