Kwik Trip – 159th Street <br />Page 10 <br />(6) Motor fuel facilities shall be installed in accordance with state and city standards. Additionally, <br />adequate space shall be provided to access gas pumps and to allow maneuverability around the <br />pumps. Underground fuel storage tanks are to be positioned to allow adequate access b y motor <br />fuel transports and unloading operations which do not conflict with circulation, access and other <br />activities on the site. Fuel pumps shall be installed on pump islands. <br />There are 20 parking spaces located within the fuel area, with adequate space b etween them to <br />allow for the movement of traffic. The underground storage tanks are located north of the fuel <br />canopy in a location that will not interfere with general vehicle movements on the site. All fuel <br />pumps are proposed to be installed on pump islands. <br /> <br />(7) A protective canopy located over pump islands may be an accessory structure on the property <br />and may be located 20 feet or more from the front lot line, provided adequate visibility both on <br />and off site is maintained. <br /> <br />The site plan shows a canopy located over the pump islands. The architecture of this canopy was <br />revised based on staff comments to match the architecture of the building, utilizing brick on the <br />columns and a pitched roof with asphalt shingles. The placement of the canopy meets the setback <br />requirement. <br /> <br /> (8) All canopy lighting for motor fuel station pump islands shall be recessed or shielded to provide <br />a 90-degree cutoff. Illumination levels for pump islands shall not exceed 30 footcandles. <br /> <br />The applicant will need to demonstrate that this condition is met with an updated photometric plan <br />and cut sheets for lighting fixtures. In the previous photometric plan, pump island lighting did not <br />exceed 30 footcandles at any point. <br /> <br />(9) Litter control. The operation shall be responsible for litter control from the premises and litter <br />control is to occur on a daily basis. Trash receptacles must be provided at a convenient location <br />on site to facilitate litter control. <br /> <br />The applicant has not indicated the location of trash receptacles for litter control on the site plan. <br />Staff will work with the applicant to ensure that trash receptacles are provided at convenient <br />locations, and staff will ensure that litter control is occurring on site after the commencement of <br />operation. <br /> <br />It is in staff’s opinion that the application meets all performance standards for the carwash, <br />convenience store, and gas station. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
