Staff have worked with the <br />applicant on access location. Revisions have been made that have resulted in the <br />current plan. The main full access point is located as far east of the roundabout at TH 61 <br />and 159th Street. The other drive is shown as a right in/right right/out. This will require a <br />minor extension of the 159th Street center median to prevent left-turning movement <br />attempts. The applicant could also make this drive a right out only and modify the plan <br />slightly. Both options are acceptable to staff. <br />9. The traffic impact analysis has been reviewed by WSB and MNDOT and the applicant <br />has incorporated comments into the plan. It should be noted that the roundabout is <br />expected to continue to operate at an acceptable level of service. As area traffic <br />continues to grow over the next twenty years, the operational level of service for the <br />northbound leg will decrease as expected. <br />10. A cross-access agreement for the easterly entrance will need to be prepared, reviewed, <br />and approved by the City to accommodate future access for the parcel directly to the east <br />of the proposed Kwik Trip. <br /> <br /> <br />Sanitary Sewer Service <br /> <br />11. An existing 8” PVC sanitary sewer service to the property was installed as part of the <br />Shores of Oneka Lake development and will be extended to provide service to the <br />proposed building. <br /> <br />Water Service <br /> <br />12. An existing 8” DIP watermain service to the property was installed as part of the Shores <br />of Oneka Lake development and will be extended to provide service to the proposed <br />building. <br />13. A fire hydrant is required to be added to provide adequate fire protection as requested by <br />the fire chief. <br /> <br />Thank you for the opportunity to provide comments on this project. Detailed, red-lined plan <br />comments have been provided to the applicant ’s engineer. These comments will need to be <br />addressed prior to approval of the construction plans.
