1 A <br /> The Planning Commission, with legal counsel, may wish to make a ruling <br /> whether the subdivision would qualify for a minor subdivision. <br /> The plat is a subdivision of land where streets have been dedicated, water <br /> is existing and sanitary sewer reported on. A sanitary sewer has been <br /> proposed in the preliminary report to be constructed on Foxhill Avenue <br /> North. Due to the fact that the street is 50 feet of right-of-way and <br /> final dimensions of curb and gutter will be 32 feet for marginal access <br /> streets, immediate street improvement with curb and gutter and final sur- <br /> face should not be installed until sanitary sewer and water lines are in- <br /> stalled to the property lines. <br /> Temporary surfacing may be necessary. <br /> On street parking may be restricted when curb and gutter are installed, <br /> should the school bus traffic enter or leave by Foxhill Avenue. <br /> The square footage of the lots involved is greater than 10,000 sq. ft. , <br /> which is the minimum for single family unit development. <br /> The above items have been innumerated for general information which in <br /> turn reflects on Engineering.
