INTRODUCTION: <br /> <br />A sketch plan application has been received from Maplewood Development. The <br />applicant is looking for informal comments from the Parks Commission prior to <br />submitting a formal application. A recommendation from the Parks Commission is not <br />needed at this time. The Parks Commission should provide input on what would be <br />acceptable and desirable in this location. <br /> <br /> <br />2. DESCRIPTION OF REQUEST: <br /> <br />The properties are generally located in the area south of Frenchman Road/CSAH 8 and <br />west of TH 61. The property owner, Marvin LaValle, has signed a contact with the <br />applicant, Maplewood Development to develop the property. <br /> <br />The applicant is requesting review and comments on a sketch plan for development of the <br />properties with residential and commercial uses. These are informal nonbinding <br />comments to the applicant on the plan. <br /> <br />The applicant is showing development of parcels of land totaling approximately 97 acres <br />into a development with residential and commercial uses. The uses proposed are single <br />family homes, townhomes and various commercial businesses. The portion of the <br />property at the southwest corner of Highway 61 and CSAH 8/Frenchman Road is guided <br />by the downtown plan and design guidelines. <br />
