The applicant has not shown a
building rendering examples for the commercial uses. All of the buildings within the project
shall have four-sided architecture, with equal treatment and visual qualities, and shall meet the
requirements of the guidelines.

The sketch plan places the commercial buildings in the downtown area oriented towards the
streets, as encouraged in the design guidelines. The commercial areas have pedestrian gathering
spaces with connections to Hardwood Creek Regional Trail.

The site layout for the commercial building’s west of Oneka Parkway shall be revised. There is a
convenience store shown on the plan with two other commercial buildings. If a convenience
store is located in that area it should be oriented with the building at the corner and the canopy to
the west. The access onto Oneka Parkway will not be allowed and should be removed from the
plans. The orientation on the two commercial buildings should be further evaluated to ensure
efficient circulation. The parking spaces were not evaluated for compliance with City Code, but
the plan will need to meet the parking requirements.

Townhomes

The applicant provided example building renderings for the townhome buildings. There are other
connections to the trail proposed in the development.

There is a trail on the west side of Fenway Avenue North in the Oneka Estates neighborhood to
the south. According to the Existing and Proposed Trails Map, this trail is planned to be
extended to Frenchman Avenue with the extension of the roadway and is included in the sketch
plans.
