The property is <br />bound by State Highway 61 to the east, CSAH 8 (Frenchman Road) to the north and Residential <br />development to the south and west. The property is currently used for agriculture but for a few acres <br />of unused farm buildings. Site access will come from Oneka Parkway, the proposed Fenway Avenue <br />Extension to Frenchman Road and a connection to Victor Path at the west side of the project. <br /> <br />Site topography varies gradually from an elevation of 930 at the northeast portion of the site to an <br />elevation of 910 in the southwest. Three Washington County Judicial Ditches flow through the site <br />with ditch bottom elevations of approximately 904. Surface runoff generally migrates from north to <br />south and ultimately arrives at the previously mentioned Judicial Ditches. <br /> <br />Site soils are generally a mix of Sandy Lean Clay, Trace Gravel and Glacial Till with lower areas of <br />the site being saturated Clay/Peat material. <br /> <br />DEVELOPMENT PLAN <br /> <br />The current sketch plan proposes a mixed-use development consisting of single-family homes, town <br />homes, and commercial/medical/retail development. Smaller lot single family homes are proposed to <br />be located near the middle of the site. This product will be built on 55’ wide lots and provide a nice <br />alternative to higher density townhomes and an appropriate transition to the existing Residential <br />developments adjacent to the development site. In addition, smaller lots are needed to meet the MDR <br />requirements provided for in the City’s Comprehensive Plan. Front-loaded town homes are to be <br />located at the west end of the site. This townhome area will provide a transition from the proposed <br />commercial node along Oneka Parkway and existing residential that lies west of the site. <br /> <br />
