Response: <br />The development provides appropriate transitions to adjacent land uses through: Preservation of trees and <br />additional landscaping along the west property line, Expansion of the stormwater basin to the north, creating <br />separation from single-family homes, Use of varied building types to soften transitions between densities. <br />The surrounding land uses to the east and south are similar in character, further supporting compatibility. <br />Multi-Family Design Guidelines and Architectural Narrative <br />Lennar Architectural Narrative <br />Why this plan/product was selected <br />Lennar studies market trends and chose a product that is most desired by customers. Our "Everything's <br />Included" platform includes sought after features in our homes instead of offering them as optional addons. <br />How it fits the site and surrounding area <br />The property to the west is developed as a mobile home park and single-family homes, the property to the <br />north is single family homes in the Sweetgrass Meadows development, and the property to the east is <br />developed with townhomes. The property to the south is developed as townhomes in the Generation Acres <br />development. <br />How it meets or enhances the Intent of the PUD <br />Lennar homes include a variety of design elements. This town home plan includes the use of both vinyl siding <br />and shake siding with stone accents at each entry. The garages are recessed to the building entryways to <br />break up the front of the building. Lennar designed the color packages to avoid monotony and to ensure a <br />visually appealing streetscape. <br />Additional design elements and features <br />Lennar has been the largest developer for over 20 years. Lenna r's homes include: Ring Video Doorbell Pro, <br />Ring Alarm Security Kit, Honeywell Home T6 Pro Smart Thermostat, Moen Eco-Performance Fixtures, <br />ENERGY STAR Appliances, LED Lighting, Energy-Efficient Washer and Dryer, WaterSense Fixtures, Low-E <br />Windows. <br />Supplemental Design Narrative-City of Hugo Multi-Family Design Guidelines Alignment <br />While the Lennar narrative outlines the market-driven product selection and included home features, the <br />following provides additional detail regarding how the proposed architectural design aligns with the City of <br />Hugo Multi-Family Design Guidelines. <br />Building Massing and Articulation <br />The proposed town home buildings incorporate variation in building massing and fa9ade articulation to avoid <br />long, uninterrupted building planes. <br />Consistent with City guidelines, the design include: Multiple wall plane offsets, Projecting window elements, <br />Defined vertical breaks between units, Material transitions between unit groupings. These elements reduce <br />the perceived scale of the buildings and prevent the "barracks-style" appearance discouraged by the City. <br />Pg. 7
