Standards | 8
BUILDING MASSING
Individual units should be articulated to break up the building facade on all elevations. This can be
accomplished by incorporating heavier and more massive elements at the building base and lighter
elements above the base. This can also be achieved through different types of materials, colors and
rooflines, most preferably with a combination of these so that plain, unbroken wall and roof surfaces
are not utilized. Rooflines and building elevations must be broken at a minimum of every 50 feet.
Pitched roofs are preferred to flat roofs.
The applicant must list building materials, roofing materials, and building colors on the plans. The
plans must also identify building articulation, mechanical screening by architectural elements, parapet
variations, entry, accent, and design elements on all sides of the building.
To the maximum extent practicable, developments should limit the number of buildings adjacent to
each other that are the same color, materials, or design.
Buildings are encouraged to be located to avoid a monotonous development. The location of the
garages will directly impact site design and will be discussed in more detail later in these guidelines.
This includes limiting the overuse of the same materials and rooflines to prevent large, unbroken
facades from a similar look and feel.
COLUMNS
CANOPIES
WAINSCOT
CORNER WALL
VARIATION
ROOF LINE
VARIATIONWALL FACE
VARIATION
UPPER WALL
BREAK
Example of different facade elements to break up building massing
