Standards | 8 <br />BUILDING MASSING <br />Individual units should be articulated to break up the building facade on all elevations. This can be <br />accomplished by incorporating heavier and more massive elements at the building base and lighter <br />elements above the base. This can also be achieved through different types of materials, colors and <br />rooflines, most preferably with a combination of these so that plain, unbroken wall and roof surfaces <br />are not utilized. Rooflines and building elevations must be broken at a minimum of every 50 feet. <br />Pitched roofs are preferred to flat roofs. <br />The applicant must list building materials, roofing materials, and building colors on the plans. The <br />plans must also identify building articulation, mechanical screening by architectural elements, parapet <br />variations, entry, accent, and design elements on all sides of the building. <br />To the maximum extent practicable, developments should limit the number of buildings adjacent to <br />each other that are the same color, materials, or design. <br />Buildings are encouraged to be located to avoid a monotonous development.
