Standards | 9 <br />Building Architecture <br />1. Façade Articulation: <br />• Minimum 2-foot variation in wall plane every 50 feet. <br />• Distinct architectural treatment required for ground floor. <br />• Balconies, bay windows, or other projections required on upper floors. <br />• Maximum blank wall length: 30 feet horizontal, 15 feet vertical. <br />• Minimum 15-foot break in building mass required for every 180 feet. <br />• Maximum townhouse row: 8 units for small buildings, 18 for medium buildings if stacking <br />units. <br />2. Windows and Entries <br />• Minimum 30% window coverage on street-facing facades. <br />• Individual entries required for townhouse ground-floor units. <br />• Entry features must include minimum 4-foot projection or recess. <br />• Windows must have visible trim minimum 4 inches wide. <br />• Transom or sidelight windows required at main entries. <br />• Each side or rear elevation should have at least one window or door opening. <br />• A minimum of 12-inches for building eaves and overhangs. <br />Additional Requirements for Large Buildings <br />The City encourages smaller buildings to maintain a rural feel. To help encourage these types of <br />buildings, Large Buildings have additional requirements they must follow: <br />1. At least 33% of each exterior wall shall be composed of brick, natural stone, or artificial stone. <br />2. The ground level of any 3-story building and the first two stories of a building four stories or <br />taller shall be visually distinct from the upper stories. This distinction shall be articulated by at <br />least one of the following: an intermediate cornice line; an awning arcade or portico; a change <br />in building materials, texture, or detailing; a change in window shape or treatment; or other <br />elements which meet the objective. <br />3. A minimum of one-half of the required parking spaces shall be in an underground parking area <br />or in a parking area below the building.
