The manufactured home must be connected to a safe drinking <br />water supply and adequate septic treatment or removal facilities. Porta-potties and sewage holding <br />tanks are not allowed as a substitute for an operational septic system or connection to a public sanitary <br />sewer. Manufacturing. <br />(a) It is unlawful for any person to construct or operate a manufacturing business, except in conformance with <br />this chapter. <br />(b) Wherever possible, all loading and unloading areas shall be located on the side or rear of the building and <br />screened from view from all adjacent properties and public streets. <br />(c) Retail sales of products manufactured on site is a permitted accessory use. Such retail sales must be <br />conducted from within a building, and may occupy an area not exceeding 20 percent of the principal <br />building. <br />(d) All vehicle parking, stacking, and circulation, including that of trucks, shall occur on the business site and be <br />separated from streets and adjoining properties. <br />(e) Exteriors of all principal and accessory buildings shall be of architecturally enhanced concrete panel, <br />architecturally enhanced masonry block, exterior insulation and finish system (EIFS), brick, dressed stone, or <br />glass. Colors shall be neutral or earth tones, except to create a decorative effect, 20 percent of the building <br />facade (excluding window and door areas from the computation) may be decorated with glazed tile, glass, <br />plastic, or metal panels, or wood of various colors. <br />(f) Parapet walls shall be utilized where necessary to completely screen rooftop equipment from ground and <br />street level view. Rooftop equipment shall be painted to minimize its visual impact. <br />(g) All roof drainage must be collected and channeled to a public drainage system. <br />(h) All trash handling areas shall be fenced with materials consistent with the exterior facing materials on the <br />principal building. <br />(i) Pylon signs are not permitted. Freestanding monument signs are permitted as an accessory use and shall <br />complement in color, shape, and material, the exterior of the principal building. Monument signs may not <br />exceed five feet in height and eight feet in width. <br />(j) Ground level mechanical units shall be low profile and located to the side or rear of the building. <br />(k) All utilities shall be constructed underground, and utility meters shall be screened or integrated into the <br />building structure. <br />(l) On-site exterior lighting shall be directed down and shielded from adjacent properties and roadways and <br />shall be operated in accordance with section 90-238. The maximum height of parking lot lighting adjacent to <br />residential areas shall be 20 feet. <br />(m) All areas not covered by building, parking, driveways, or impervious storage areas shall be landscaped and <br />maintained in accordance with section 90-236. <br />(Prior Code, § 1195-410.1, § 90-240) <br />Sec. 90-244.
