<br /> <br /> <br /> Created: 2025-05-22 16:40:54 [EST] <br />(Supp. No. 36) <br /> <br />Page 189 of 198 <br />lot in such manner as to prohibit the <br />construction or <br />erection of any inhabitable <br />structures on the site. <br />(4) A ponding and flowage easement, or outlot <br />dedication, is provided to the city over all <br />protected wetlands and areas below the 100-year <br />high water elevation for the area. <br />None <br />(5) A site development permit is provided from the watershed <br />management district having jurisdiction. <br />(5) Land development plan does not <br />meet thresholds for permitting by the <br />watershed management district. <br />(6)A driveway permit is provided by the agency having jurisdiction <br />over the public road serving the parcel. The driveway shall meet the <br />requirements of section 90-215. <br />(6) A conditional use permit is granted <br />to allow access across another parcel or <br />lot. <br />(7) A septic system is located and approved meeting the <br />requirements of chapter 82. <br />(7) A conditional use permit is granted <br />for connection to an off-site system. <br />(8) 66-foot-wide roadway easements are provided for all public <br />roads serving, or planned to serve the property under the city <br />(8)a. All other lots shall have a buildable area equal to the <br />minimum lot size for its zoning district. <br />(3)a. Variance is granted <br />in accordance with <br />section 90-40. <br />(3)b. A permanent conservation <br />easement is provided across the <br />entire lot in such manner as to <br />prohibit the construction or <br />erection of any structures <br />on the site. <br />(4) A ponding and flowage easement, or outlot <br />dedication, is provided to the city over all <br />None
