Additionally, besides the general IUP <br />standards and criteria in Section 90-38, each request for an interim use permit shall be evaluated, based <br />upon the specific standards and criteria in Article VI, Division 1. <br /> (1) Home occupations (refer to section 90-230). <br />(f) Area requirements and construction limitations. The following minimum requirements shall be observed in <br />the R-2 district subject to additional requirements, exceptions and modifications set forth in this chapter: <br />Minimum lot or parcel size 10,000 sq. ft. <br />Minimum lot width at front setback line 65 ft. <br />Minimum front yard building setback 30 ft. <br />Minimum side yard building setback 10 ft. <br />Minimum rear yard building setback 30 ft. <br />Maximum building height 35 ft. <br />Maximum lot area to be covered by impervious <br />surface <br />50% <br />(Prior Code, § 1070, § 90-98; Ord. Single- and two-family residential district (R-3). <br />(a) Purpose. The single- and two-family residential district (R-3) is to provide for new neighborhoods with a lot <br />size that is smaller than the city's traditional single-family lot as well as directly related, complementary uses. <br />This zoning district is intended to be the primary single-family zoning district for future residential <br />developments and will also provide opportunities for two-family homes. The smaller lot size will make <br />efficient use of the city's land supply and investment in public utilities and allow the city to efficiently protect <br />and preserve its natural resources such as wetlands and woodlands. In addition, the smaller lot size will help <br />the city meet its density goal for new single-family homes. Single-family residential housing at a density of <br />three to six units per acre are permitted. A full range of public utilities and facilities shall be available to the <br />R-3 areas. <br />(b) Permitted uses. The following are permitted in the R-3 district: <br />(1) Dwelling, single-family detached (refer to section 90-217). <br />(2) Dwelling, two-family (refer to section 90-219). <br />(3) Essential public services (refer to section 90-222). <br />(4) Public recreational fields, structures, and buildings. <br />(5) Residential facility, small (refer to section 90-256). <br />(c) Accessory uses. The following are permitted accessory uses in the R-3 district: <br />(1) Accessory buildings (refer to section 90-203). <br />(2) Accessory solar energy systems (refer to section 90-261). <br />(3) Daycare, family (refer to section 90-212). <br />(4) Dwelling unit, accessory apartments (refer to section 90-221). <br />(5) Fences (refer to section 90-227). <br />(6) Garages, private (refer to section 90-229).
