<br /> <br /> <br /> Created: 2025-05-22 16:40:51 [EST] <br />(Supp. No. 36) <br /> <br />Page 70 of 198 <br />(1) All conditional uses subject to the same conditions as allowed in the C-1 district, unless cited as a <br />permitted use in this section. <br />(2) Accessory garage or ramp, public and commercial (refer to section 90-252). <br />(3) Commercial recreation, outdoor (refer to section 90-210). <br />(4) Meat processing facility when accessory to a meat market (refer to section 90-245). <br />(5) Motor vehicle, boat, farm machinery and trailer sales (refer to section 90-248). <br />(6) Outdoor display of merchandise for sale (refer to section 90-251). <br />(7) Plant nurseries, wholesale (refer to sections 90-254). <br />(8) Recycling centers (refer to section 90-255). <br />(9) Trade or vocational schools (refer to section 90-263). <br />(10) Veterinary clinics, large animal (refer to section 90-264). <br />(11) Wineries, distilleries, or breweries (refer to section 90-239). <br />(e) Interim use. The following are interim uses allowed in the C-2 district. Additionally, besides the general IUP <br />standards and criteria in Section 90-38, each request for an interim use permit shall be evaluated, based <br />upon the specific standards and criteria in Article VI, Division 1. <br /> (1) Home occupations (refer to section 90-230). <br />(f) Area requirements and construction limitations. The following minimum requirements shall be observed in <br />the C-2 district subject to additional requirements, exceptions and modifications set forth in this chapter: <br />Minimum lot or parcel size 20,000 sq. ft. <br />Minimum lot width at front setback line 100 ft. <br />Minimum lot width for corner lots 130 ft. <br />Minimum front yard building setback 30 ft. <br />Minimum side yard building setback 30 ft. <br />Minimum rear yard building setback 30 ft. <br />Maximum building height 35 ft. <br />Maximum lot area to be covered by impervious surface 80% <br />(Prior Code, § 1115, § 90-104; Ord. No. 2025-541, 4-7-2025) <br />Sec. 90-104. Restricted industrial district (RI-1). <br />(a) Purpose. The restricted industrial zoning district (RI-1) is established to provide a location for office, storage, <br />repair and limited manufacturing facilities that do not require municipal water or sanitary sewer services. To <br />be permitted to operate in this zoning district, an industry must have sewage disposal requirements of three <br />or less residential equivalencies as determined by metropolitan council environmental services standards. <br />(b) Permitted uses. The following are permitted in the RI-1 district: <br />(1) Contractor operations. <br />(2) Essential public services (refer to section 90-222). <br />(3) Motor vehicle repair businesses, major and minor (refer to section 90-249). <br />(4) Radio and television transmission stations (refer to article VI, division 2, of this chapter).
