Mixed-use district (M-U). <br />(a) Purpose. The purpose of the mixed-use district is to provide opportunities for high-quality, walkable, <br />mixed-use development at key intersections in the community. A mix of land uses is essential to create <br />the vibrant neighborhoods needed to support retail and commercial uses. A combination of retail, office, <br />commercial and residential uses are expected in the mixed-use district. Vertical and horizontal mixed-use <br />buildings are allowed. This includes more than one principal use in a building. The relationship between <br />buildings, parking, landscaping, streets and pedestrian spaces must be well-thought-out to execute the <br />mixed-use vision. The mixed-use zoning district will be applied in areas designated as Mixed Use (MIX) in <br />the Comprehensive Plan. <br /> <br />(1) In addition to all the other standards of the zoning ordinance, the developer must comply with the <br />additional standards in this section. Where there is a conflict, the more restrictive shall apply. <br /> <br />(b) Permitted Uses. The following are permitted in the M-U district. <br />(1) All permitted uses as allowed in the C-2, general business district. <br />(2) Dwelling, apartments (refer to section 90-216). <br />(3) Dwelling, townhouses (refer to section 90-218). <br />(4) Residential facility, medium (refer to section 90-256). <br />(c) Accessory uses. The following are permitted accessory uses in the M-U district: <br />(1) All accessory uses subject to the same conditions as allowed in the C-2, general business district. <br />(2) Daycare, family (refer to section 90-212). <br />(d) Conditional uses. Following are conditional uses allowed in the M-U district. Additionally, besides the <br />general CUP standards and criteria found in Section 90-37, each request for a conditional use permit shall <br />be evaluated, based upon the standards and criteria in Article VI, Division 1 <br />(1) All conditional uses subject to the same conditions as allowed in the C-2, general business district. <br />(2) Dwelling, single-family residential (refer to section 90-217). <br />(3) Dwelling, two-family (refer to section 90-219). <br />(4) Residential facility, small (refer to section 90-256). <br />(e) Interim use. The following are Interim uses allowed in the M-U district. Additionally, besides the general <br />IUP standards and criteria in Section 90-38, each request for an interim use permit shall be evaluated, <br />based upon the specific standards and criteria in Article VI, Division 1. <br /> (1) Home occupations (refer to section 90-230).
