RESOLUTION 2013-13 <br />APPROVING A SITE PLAN FOR CHRIST LUTHERAN CHURCH FOR A <br />CHURCH ON THE PROPERTY LOCATED AT 4790 ROSEMARY WAY <br />NORTH <br />WHEREAS, Christ Lutheran Church has requested approval of a site plan for a <br />construction of a church and is legally described as follows: <br />Lots 1 and 2, Block 2, Frenchman Place <br />WHEREAS, the Planning Commission has reviewed said site plan on April 25, 2013, and <br />recommends approval subject to the conditions listed in this resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Christ Lutheran Church for construction of a church with the following findings: <br />1. A site plan is approved to allow construction of an approximately 12,000 square foot <br />church with associated daycare facilities on Lots 1 & 2, Block 2 of Frenchman Place <br />in accordance with the plans dated April 15, 2013, except as amended by this <br />resolution. <br />2. The development shall meet all requirements in Resolution number 2008-17, as <br />amended. <br />3. Approval is contingent upon City Council approval of the wetland replacement plan <br />4. The freestanding pylon sign shown on the site plan shall be revised to be a monument <br />sign. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br />5. If parking issues occur, additional parking shall be constructed as deemed necessary <br />by the City. <br />6. The applicant will be responsible for the City's water and sewer trunk fees, as well <br />the water (WAC) and sewer (SAC) connection fees to be paid at the time of the <br />building permit. The applicant will also be responsible for the Met Council sewer <br />connection fee (Met Council REQ. <br />7. The applicant shall obtain all necessary local, state, and federal permits. <br />Prior to commencement of any grading or site development work: <br />8. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated April 17, 2013, shall be <br />addressed. <br />9. A wetland replacement plan shall be approved by the City. <br />
