(9) A minimum of ten percent of the net buildable area in the park must be set aside as <br />recreational space for the tenants and homeowners in the park. A minimum of one acre of <br />park space is required for each manufactured home park, improved with children's <br />playground equipment, and constructed, installed, and maintained by the park's owner in <br />accordance with the standards of the equipment manufacturer and the consumer products <br />safety commission. <br />(10) Solid waste removal must be provided for in the park in accordance with chapter 62 <br />of this Code, and all waste storage facilities shall be fenced, screened and maintained in a <br />clean and sanitary condition. The park owner shall ensure that no waste matter, rubbish, <br />or refuse is allowed to accumulate within the park, and that the park is kept free of <br />vermin and rodents. <br />(11) Manufactured home parks shall be landscaped in accordance with the standards set <br />for multifamily housing found in section 90-181. <br />(12) Manufactured home parks will be screened from adjacent properties and public <br />rights-of-way in accordance with section 90-181, except that up to 20 percent of the <br />perimeter, including access roads, may be open to view from adjacent property and the <br />public road right-of-way. <br />(13) All electrical, telephone, cable television, and other such utility service lines shall <br />be constructed underground. <br />(14) The principal entrance to all manufactured home parks must be located adjacent to <br />a county or state highway, a city collector street or a frontage road serving such a <br />highway or collector street. <br />(15) All manufactured home parks must be identified at all entrances with a sign, not <br />less than ten square feet and not more than 20 square feet, marked with the name of the <br />park and a current telephone number of the person responsible for the park's care. The <br />sign must meet the standards for a permanent sign found in this chapter. <br />(c) New manufactured home parks and expansions to existing manufactured home parks shall be <br />subject to the provisions placed on subdivisions by Section 90-336 of this chapter. <br />Section 90-243 Manufactured Housing <br />Manufactured homes may be located in any residential zoning district of the city so long as they <br />meet all zoning, environmental, and safety standards of the city, as well as the following <br />conditions: <br />(1) All manufactured homes located in the city, and constructed after 1972, must meet <br />the requirements of the state's manufactured home building codes. A certificate of <br />compliance from the state department of administration is required for each home to <br />prove such compliance. <br />32 <br />
