<br />Sec. 90-106. Business Park (BP)
<br />(a) Purpose. The Business Park district (BP) is to provide opportunities for office, office
<br />warehouse, light industrial, and light manufacturing businesses. Generally the types of uses that
<br />are intended for the Business Park district are wholesale and retail trade establishments for large
<br />volumes or bulk commercial items, office showrooms and small businesses that have both
<br />commercial and industrial characteristics. Uses allowed in the district are limited to those that are
<br />compatible with lower intensity residential and business uses, and which have limited amounts of
<br />truck traffic and outside storage in comparison to higher intensity industrial uses. Because
<br />Business Park areas may abut residential neighborhoods, uses are regulated in height, lot
<br />coverage, setbacks, landscaping, loading and use type, so as to facilitate compatibility between
<br />these uses and residential development.
<br />(b) Permitted uses. The following are permitted in the BP district:
<br />(1) Health and Fitness Centers(2) Conference centers or reception halls.
<br />(3) Essential public services (refer to section 90-223).
<br />(4) Laboratories.
<br />(5) Manufacturing or assembly of a wide variety of products that produces no exterior
<br />noise, glare, fumes, obnoxious products, byproducts or wastes, or creates other
<br />objectionable impact on the environment. Examples of such uses are:
<br />a. Fabrication or assembly of small products such as optical, electronic,
<br />pharmaceutical, or medical supplies and equipment; and
<br />b. Printing and publishing.
<br />(6) Medical, dental, chiropractic, and veterinary offices and clinics.
<br />(7) Professional offices.
<br />(8) Trade schools.
<br />(9) Restaurants, not including drive-throughs
<br />(10) Warehousing and indoor storage excluding explosives and hazardous waste.
