1150-040.1 CONDITIONAL USES: The following are conditional uses allowed in a FCBD <br />District and require a conditional use permit based upon procedures set forth in and regulated by <br />Section 1015-080 of this Chapter. Additionally, besides the specific standards and criteria, <br />which may be cited below for respective conditional uses, each request for a conditional use <br />permit shall be evaluated, based upon the standards and criteria in Section 1015-080 of this <br />Chapter. <br />Subd. 1 Accessory Apartments (refer to Sec. 1195-020.1) <br />Subd. 2 Antennas (refer to Sec. 1195-050.1) <br />Subd. 3 Bed and Breakfast Business (refer to Sec. 1195-100.1) <br />Subd.4 Residential Facility (Community Residence) with seven to sixteen <br />individuals (refer to Sec. 1195-180.1) <br />Subd. 7 Twinhomes (Duplexes) (refer to Sec. 1195-690.1) <br />(1) Site Plan Review is required for multiple -family applications. <br />1150-050.1 AREA REQUIREMENTS AND CONSTRUCTION LIMITATIONS: The <br />following minimum requirements shall be observed in an FCBD District subject to additional <br />requirements, exceptions and modifications set forth in this Chapter: <br />Single Family <br />Twin Homes <br />Minimum lot or parcel size <br />8,400 sf <br />15,000 sf <br />Minimum lot width at front setback line <br />80 ft <br />100 ft <br />Minimum lot width for corner lots <br />80 ft <br />100 ft <br />Minimum lot depth <br />100 ft <br />125 ft <br />Minimum lot depth — double frontage lot <br />100 ft <br />125 ft <br />Minimum front yard building setback <br />25 ft <br />25 ft <br />Minimum side yard building setback <br />loft <br />loft <br />Minimum rear yard building setback <br />25 ft <br />25 ft <br />Maximum building height <br />35 ft <br />35 ft <br />Maximum lot area to be covered by buildings <br />30% <br />30% <br />Maximum lot area to be covered by impervious surface <br />50% <br />50% <br />Minimum building size of principal building <br />960 sf <br />960 sf / unit <br />Maximum garage size <br />1,000 sf <br />1,920 sf <br />Maximum size of accessory buildings, excluding garages <br />600 sf <br />Refer to Sec. <br />1195-030.1 <br />
