Resolution 2015-30 <br />Fable Hills 4th Addition Final Plat <br />lots. The estimated cost of the improvements will be $77,472, which is approximately <br />$15,000 more than the required park dedication fee for the 26 lots. <br />9. Concurrent with the grading and installation of streets and utilities: <br />a. The developer shall make improvements to the park (Outlet A, Fable Hill) <br />including the City's standard hexagonal shelter, four picnic tables, benches, <br />irrigation, trees, and, grass per the plan dated May 8, 2015. All improvements are <br />subject to review and approval by the Public Works Director. <br />b. A 8 -foot bituminous trail shall be constructed along the west side of Fable Hill <br />Road. There shall be a buffer between the trail and back of street curb and a <br />buffer between property lines and the trial. Staff will continue to work on the <br />location of the trail and shall review and approve the location prior to installation. <br />The applicant shall provide a grading plan showing the location of trails. <br />c. An 8 foot wide bituminous trail connection to Clearwater Creek Preserve Park <br />shall be constructed. The exact location and grading plan for the trail connection <br />to Clearwater Creek Preserve Park shall be reviewed and approved by staff prior <br />to installation. <br />10. Accessory dwelling units are not permitted within the development. <br />11. Staff will continue to work with the applicant on the lighting plan. Exact locations shall <br />be reviewed and approved by staff prior to installation. <br />12. Prior to recording the final plat: <br />a. The applicant shall enter into a Development Agreement and pay all development <br />fees outlined in the Exhibit C of the Development Agreement. <br />b. The 26 lots shall be added as part of the Fable Hills Home Owners Association <br />(HOA) in regards to maintenance of common areas. The 26 lots shall also have an <br />HOA for the maintenance of the lawn areas and other common areas with the plat. <br />The HOA documents shall be reviewed and approved by staff. <br />13. The landscaping shall be consistent with the landscape plans received on May 27, 2015. <br />Staff will continue to work with the applicant on the landscape pian in regards to <br />locations of species of trees. Landscaping on each lot shall be installed prior to the <br />issuance of a Certificate of Occupancy for that lot. <br />
