Resolution 2015-39 <br />Page 3 <br />c. The development shall comply with the Fire Chefs requirements regarding fire <br />flow calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage. <br />d. The developer must obtain all necessary stormwater management and WCA <br />permits from the City. <br />e. The developer shall obtain all necessary local, state, and federal permits. <br />f A permit shall be issued by Washington County for the connection to CSAR 8 for <br />the construction of Oneka Parkway in Phase 2. This shall be complete prior to the <br />recording of the Final Plat for Phase 2. <br />g. The developer shall provide the Homeowners Association documents for review <br />and approval by staff. <br />h. The City's development fees will apply to this project. The fee amounts will be <br />calculated and included as part of the Development Agreement. A development <br />agreement shall be executed and all fees shall be paid. <br />i. Park Dedication shall be paid for each lot platted at the amount of $2,400 per lot. <br />j. A formula has been developed to determine the amount that the water hunk fee can <br />be reduced based on the water re -use system, which would result in a 40% reduction <br />in the hunk fee. This provision can be included in the Development Agreement. <br />8. Prior to the issuance of building permits, the developer must comply with the <br />following conditions. <br />a. The applicant shall record the final plat, development agreement and all other <br />documentation at Washington County and provide the City with proof of <br />recording. <br />b.
