The 8 foot wide bituminous public trail as shown in Phase 3 shall <br />be installed. The trail shall end at the cul-de-sac connections. An <br />escrow shall be established with the City to extend the trail to the <br />south plat boundary at the time deemed necessary by the City. <br />4. The building setbacks for the PUD are as follows: <br />Minimum Setbacks <br />Front <br />25 feet <br />Front (Lots 7-12, Blk 2 and <br />Lots 1-6, Blk 3) <br />35 feet <br />Side <br />7.5 feet <br />Rear <br />30 feet <br />5. Outlot Use and Ownership <br />a. Outlots A and C are unplanned but, proposed for future development and <br />will retain the current ownership (LaValle). The outlots are unbuildable <br />until a plan and new plat have been approved by the City. <br />b. Outlets B and D are proposed for stormwater ponding and shall be deeded <br />to the City. <br />c. Outlet E is unplanned and will retain the current ownership (LaValle). The <br />outlet is unbuildable until a plan and new plat have been approved by the <br />City. <br />d. Outlot F is proposed for a public park and shall be deeded to the City. <br />e. Outlet G is unplanned, but proposed for future development and D.R. <br />Horton will retain ownership. The outlot is unbuildable until a plan and <br />new plat have been approved by the City. <br />i. A 10 foot access easement shall be dedicated through a lot to <br />access the outlet or it shall be absorbed into the residential lots. <br />6. The developer shall comply with the City standards for street lighting within the <br />public right-of-way. <br />7. Prior to the release of the final plat for recording, the developer must comply with the <br />following conditions. <br />a. The developer must comply with all conditions outlined in the City Engineer's <br />memos dated July 16, 2015. <br />b. The developer must comply with Resolution 2015-38, for the PUD. <br />
