MINIMUM DESIGN STANDARDS <br />601. Conformity with the Comprehensive Develop- <br />ment Plan. <br />601.01. The proposed subdivision shall conform to <br />the Comprehensive Development Plan and policies as <br />adopted by the community. <br />602. Land Requirements. <br />602.01. Land shall be suited to the purpose for <br />which it is to be subdivided. No plan shall be approved if <br />the site is not suitable for purposes of the kind proposed by <br />reason of potential flooding, topography, or adverse earth <br />or rock formation. <br />602.02. Land subject to hazards to life, health or <br />property shall not be subdivided for residential purposes <br />until all such hazards have been eliminated or unless <br />adequate safeguards against such hazards are provided by <br />the subdivision plan. <br />602.03. Erosion and sedimentation control plans in <br />accordance with the technical standards and specifications <br />of the Soil Conservation Service as provided by the <br />Washington County Soil and Water Conservation District <br />Office, are required on slopes with grades of eighteen (18) <br />percent or steeper. <br />602.04. Proposed subdivisions shall be coordinated <br />with existing nearby municipalities or neighborhoods so <br />that the community as a whole may develop harmoniously. <br />603. Street Plan. <br />603.01. Proposed streets shall conform to the state <br />road and county highway plans as have been prepared, <br />adopted and/or filed as prescribed by law. <br />603.02. Streets shall be logically related to the <br />topography so as to produce usable lots and reasonable <br />grades. <br />603.03. Access shall be given to all lots and portions <br />of the tract in the subdivision, and to adjacent unsub- <br />divided parcels unless the topography clearly indicates that <br />such connection is not feasible. Reserved strips, and <br />land -locked areas shall not be created. <br />603.04. The arrangement of streets in new sub- <br />divisions shall make provision for the appropriate continua- <br />tion of the existing streets in adjoining areas. <br />603.05. Where adjoining areas are not subdivided, <br />but may be subdivided, the arrangement of streets in a new <br />subdivision shall make provision for the proper projection <br />of streets into adjoining areas by carrying the new streets to <br />the boundaries of the new subdivision at appropriate <br />locations. <br />
