Resolution 2015-50 <br /> Page 2 <br /> Architectural and Design standards <br /> a. The developer shall submit final site plans, building elevations, street <br /> improvement plans, utility plans, grading and drainage plans, landscaping plans, <br /> lighting and signage plans along with the required land use applications for City <br /> approval. <br /> b. The architectural plans shall meet the requirements outlined in the Multi-Family <br /> Design Guidelines, and shall show that all building elevations receive equal <br /> treatment and visual qualities. <br /> c. The applicant shall submit a design palette for the entire project for City review <br /> and approval. The palette shall include colors for awnings, siding, shakes, <br /> shutters, shingles,brick and stone <br /> Landscaping and Lighting <br /> d. The landscape plans shall be revised to show an improved landscape buffer <br /> between the senior housing facility and the residential homes. The landscaping <br /> shall be of a sufficient height and size to adequately provide a buffer. <br /> e. The grading plans shall be revised to show which existing trees will be preserved <br /> on the property. The applicant shall make every effort to preserve existing trees. <br /> f. Exterior lighting shall be consistent throughout the development. All lighting <br /> shall be shielded to prevent glare and light trespass, as required by Section 90-239 <br /> of the ordinance. <br /> Streets,Parking and Utilities <br /> g. The location and geometrics of all driveways and parking areas are subject to <br /> further review by the city staff. The center median within the circle drive shall be <br /> removed from the plans. <br /> h. Construction details of the fire lane and locations of fire hydrants for the senior <br /> housing facility shall be reviewed and approved by staff. <br /> i. An approved access permit and drainage permit for 127th St. off of Forest Blvd. <br /> (TH 61) shall be obtained through MNDOT. <br /> j. The extension of 127th St. shall be reviewed and approved by City staff <br />
