MINUTES <br />HUGO BOARD OF ADJUSTMENTS AND APPEALS <br />MAY 12, 2005 <br />Chairperson Schumann called the meeting to order at 6:35. <br />PRESENT: Brunotte, Puleo, Schumann <br />ABSENT: None <br />ALSO PRESENT: Bryan Bear, Community Development Director (CDD) <br />Michele Lindau, Community Development Assistant <br />Minutes April 14, 2005 <br />Brunotte made motion, Schumann seconded, to recommend approval of the minutes of April 14, <br />2005 as submitted. <br />All Ayes. Motion carried. <br />Variance for Robert and Barbara Schauer for Oversized Garage <br />The Board considered the application of Robert and Barbara Schauer for an oversized attached <br />garage on new construction at 4960 126th Street North (Bald Eagle Estates). The applicant was <br />requesting to construct a 1,200 square foot garage where 1000 square feet was the maximum <br />permitted by ordinance. The property is located in the Large Lot Residential Zoning District (R- <br />1) and consists of 1.2 acres. <br />The CDD explained that several variances had been issued for oversized garages within the <br />development prior to an ordinance amendment in 1992 when the maximum garage size was <br />changed from 720 square feet to 1000 square feet. Since 2002, two variances had been issued for <br />garages to exceed 1000 square feet. He pointed out that he applicant was allowed by ordinance <br />to construct an 870 square feet of accessory storage in the R-1 Zoning District. <br />Schumann opened the public hearing. There were no comments and Schumann closed the public <br />hearing. <br />Puleo pointed out that the applicant was unable to construct a basement because of the high water <br />table so they would not have that area for storage. Puleo referred to a letter from a resident at <br />4950126 th Street North stating they had no objection to the granting of the variance. Puleo <br />suggested that if the variance was granted, a condition could be added that the allowed amount of <br />accessory storage be reduced to less than 870 square feet. Since the garage entrance would be <br />facing the neighboring property and not the street, he also felt the portion facing the street should <br />
