The applicants planned to construct a 10 X 8 foot customer entrance on the Lutz Cuts <br />meat processing building located at 7776 157th Street North. The purpose of the 80 square foot <br />addition was to provide a convenient and safe place for customers to pick up their meat orders. <br />The existing building is set back 35 feet. <br />The CCD explained that staff found the existing building could have been constructed further <br />back or the addition could be redesigned to be located elsewhere on the building. He explained <br />that staff had not been made aware of any circumstances that were unique to this property that <br />had not been caused by the landowner. <br />Schumann said it was likely that the building was intentionally placed where it was because the <br />property is used for pasturing and it did not make sense to intrude into that space. He added that the <br />building was constructed approximately 35 years ago and there were no ordinances in place <br />regarding the setbacks of buildings. <br />Schumann opened the public hearing. <br />Leo Lutz, owner of the property, and John Lutz, owner of the business, explained their reasons for <br />wanting a separate customer entrance. John showed the layout of the building and said customers <br />currently enter the meat cutting area to pick up their meat orders. The addition would provide a <br />clean, safe, convenient place for customers to enter and pick up orders. <br />There were no other comments and Schumann closed the public hearing. <br />The Board concluded that the request met the requirements for the granting of a variance. <br />Brunotte made motion, Schumann seconded, to recommend approval of a variance to construct an <br />addition to an accessory building to be located 27 feet from the road right-of-way where 40 feet is <br />required by ordinance on property located at 7776 157th Street North. <br />All Ayes.
