t <br />CITY OF HUGO <br />RESOLUTION 2012-25 <br />APPROVING A SITE PLAN FOR A MEDICAL OFFICE BUILDING ON LOT 1, BLOCK <br />1, FRENCHMAN PLACE 2ND ADDITION ON PROPERTY LOCATED NORTH OF <br />FRENCHMAN ROAD (COUNTY ROAD 8) AND WEST OF EVERTON AVENUE <br />WHEREAS, Everton Investment LLP has requested approval of a site plan to allow <br />construction of a bank on the property legally described as follows: <br />Lot 1, Block 1, Frenchman Place 2"d Addition <br />WHEREAS, the Planning Commission has reviewed the site at a duly called Public <br />Meeting and recommends approval; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE <br />CITY OF HUGO, MINNESOTA, that it should and hereby does approve the request by <br />Everton Investment LLP for a Site Plan, subject to the following conditions: <br />1. A site plan is approved to allow the construction of a 12,381 -square foot medical <br />office building on Lot 1, Block 1, Frenchman Place 2"d Addition, in accordance with <br />the architectural, civil and lighting plans received on June 13, 2012 and revised on <br />July 27, 2012 and July 31, 2012, except as amended by this resolution. <br />2. The site plan approval is contingent upon approval of the final plat for Frenchman <br />Place 2nd Addition. <br />3. Prior to building permit approval, the developer must comply with the following <br />conditions: <br />Architecture <br />a. The applicant shall follow the Commercial and Industrial Design Guidelines and <br />City Code approved by the City. <br />b. Final building elevations shall be submitted for review and approval by the City. <br />c. A final color/material palette shall be submitted for review and approval by the <br />City. This sample board shall include all exterior building materials and colors <br />and shall be shown on the building elevations. <br />d. If used, gutters and downspouts shall be shown on the plans and designed to <br />match the architecture of the building. <br />e. The plans shall be revised to show that all rooftop mechanical equipment would <br />be adequately screened from adjacent properties all sides. <br />
