MINUTES <br />HUGO PLANNING COMMISSION <br />January 12, 2012 <br />Call to Order <br />Chairman Gwynn called the meeting to order at 7:00 p.m. <br />PRESENT: Gwynn, Kleissler, McRoberts, Rosenquist <br />ABSENT: Arcand, Moore <br />ALSO PRESENT: Bryan Bear, Community Development Director <br />Dennis Fields, Community Development Assistant <br />Rachel Juba, Planner <br />Approval of Minutes <br />Kleissler made motion, Rosenquist seconded, to approve the Planning Commission minutes of <br />December 7, 2011. <br />Rosenquist made motion, Kleissler seconded, to approve the Planning Commission minutes of <br />December 15, 2011. <br />All Ayes, motion carried. <br />Rezoning Request —13997 Forest Blvd N <br />Planner, Rachel Juba, explained the application to the Planning Commission. The property is <br />zoned Neighborhood Service (NS) and located on the SE corner of 140t1i Street and T.H. 61. The <br />request is to rezone the property to General Business (C2). Rachel explained that the applicant <br />plans to remove the canopy and pump island during reconstruction of the property. Staff <br />recommended approval of the application requests. <br />McRoberts asked if they had underground tanks and whether or not they would be removed. <br />The applicant, Quinten Marier, stated that the state requires the gas tanks to be removed and soil <br />tested. The tanks had already been emptied and sealed. <br />Gwynn opened the public hearing. <br />Jessica Bom-Yo Kim, 13854 Flay Ave, didn't have concerns with the proposed use, however she <br />was concerned that the C-2 district would allow for heavier use. She asked that signage, <br />specifically lighting and height, be taken into consideration. She wanted to make sure the use <br />isn't going to devalue the property. <br />
