MINUTES <br />HUGO PLANNING COMMISSION <br />JULY 25, 2001 <br />Call to Order <br />Chairperson Schumann called the meeting to order at 7:00 p.m. <br />PRESENT: Kleissler, Malaski, McRoberts, Peltier, Rooney, Rosenquist, Schumann <br />ALSO PRESENT: John Rask, Community Development Director <br />Dennis Rosemark, Rosmark Consulting <br />Michele Lindau, Planning Commission Secretary <br />Minutes for June 27, 2001 <br />Rooney made motion, Malaski seconded, to approve the minutes for June 27, 2001 as amended. <br />Ayes: Kleissler, Malaski, McRoberts, Rooney, Rosenquist, Schumann <br />Abstain: Peltier <br />Motion carried. <br />Beaver Ponds 6th Addition Preliminary Plat <br />The Planning Commission held a public hearing to consider the request of Oakwood Land Development for <br />approval of the preliminary plat for Beaver Ponds 6th Addition consisting of six single family lots located west <br />of Ferrara Avenue in the Beaver Ponds development. The proposed plat would replace a portion of the <br />preliminary plat for Beaver Ponds 4th Addition, which included 10 twinhome lots for the site. Staff found that <br />the proposed replat would not significantly change any of the approved infrastructure improvements under <br />construction on the site. <br />Planning Commission considered a letter from Morris Jesperson, 651 LaBore Road, Little Canada, MN, <br />requesting the Planning Commission consider extending the water and sewer lines to the southwest corner of <br />125th Street and TH61, providing utilities to his property on TH61 and 125`h Street. <br />The Community Development Director stated that water was stubbed to the west but sewer would only serve a <br />small portion of the Jesperson property due to the change in elevation. The sewer flow was scheduled to <br />connect from the south to serve most of the Jesperson property. <br />Schumann opened the public hearing. <br />Berry Odean, 5391 128th Street North, asked why the change to single family units from the twinhomes that <br />were originally approved for Beaver Bonds 4th Addition. <br />John Peterson, President of Oakwood Land Development, replied that the twinhomes were approved some time <br />ago for the relatively flat parcel, and they had since found that walkout single family homes on these types on <br />
