RESOLUTION 2018-22 <br />APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT FOR CPDC — <br />PRATT — OAKWOOD, LLP, ON PROPERTY LOCATED NORTH OF ONEKA <br />PARKWAY AND NORTH OF 159TH STREET FOR ONEKA PLACE <br />WHEREAS, CPDC — Pratt — Oakwood, LLP, has requested approval of a final plat <br />development to allow construction of 54 single family lots and 10 outlots on the 117 acre <br />property legally described as follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has reviewed the preliminary plat and PUD at a <br />duly called Public Hearing and recommends approval, and; <br />WHEREAS, the City Council approved the preliminary plat and PUD at its meeting on <br />May 21, 2018. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by CPDC — Pratt — Oakwood, LLP„ for a final plat and development agreement, <br />subject to the following conditions: <br />1. A final plat is approved to allow the creation of 54 single family home lots and 10 <br />outlots, in accordance with the application and plans received by the City on June 18, <br />2018, July 5, 2018, and July 27, 2018, except as amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the <br />preliminary plat and PUD approval granted by the City Council on May 21, 2018. <br />3. Development standards shall comply with Resolution 2018-14 and 2018, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated August 2, 2018, and revisions required in "red -lined" comments from the City <br />Engineer. <br />5. Outlot Use and Ownership: <br />a. Outlots A, B, C, D, E, F, and H, are proposed for storm water ponding, <br />wetlands, and landscaping and shall be deeded to the City. <br />b. Outlot I is proposed for a public park and storm water ponding and shall <br />be deeded to the City. Park dedication will be satisfied with land <br />dedication of Outlot I. <br />c. Outlot J shall be deeded to the City. The outlot can be used for access to <br />the parcel to the east and additional development. <br />
