RESOLUTION 2025-50 <br /> APPROVING A SITE PLAN FOR KLG HOLDING,LLC. FOR <br /> CONSTRUCTION OF A COMMERCIAL BUILDING ON PROPERTY <br /> LOCATED AT 13845 FOREST BOULEVARD NORTH <br /> WHEREAS, KLG Holding, LLC. has requested approval of a site plan for a commercial <br /> building on the property legally described as: <br /> See Attached <br /> WHEREAS, the Planning Commission has reviewed said preliminary plat, site plan, and <br /> conditional use permits at a duly called a public hearing on December 11, 2025, and <br /> recommends approval subject to the conditions listed in this resolution. <br /> NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br /> THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br /> plan for KLG Holding, LLC. with the following findings and conditions: <br /> 1. All items on the Engineer's memo and "red-line" detailed engineering comments that <br /> have been sent directly to the developer's engineer dated December 8, 2025 shall be <br /> met. <br /> 2. The development shall be consistent with the plans submitted on December 5, 2025 <br /> and as amended by this resolution. <br /> 3. Prior to the installation of any signs, the developer shall obtain a sign permit. <br /> 4. The developer shall coordinate with the property to the north on the shared access, <br /> both during construction and once operation has commenced. The developer shall <br /> demonstrate to the City that this communication is taking place. <br /> 5. The developer is responsible for obtaining all local, State, and Federal permits. <br /> Prior to the issuance of a building permit: <br /> 6. All SAC and WAC (connection and trunk) fees per the fee schedule shall be paid. <br /> 7. Stormwater trunk fee per the fee schedule shall be paid. <br /> 8. The applicant must provide an updated architectural plan based on staff s comments. <br /> Staff will continue to work with the applicant on an architectural plan that generally <br /> meets the intent of the Commercial and Industrial Design Guidelines, is labelled and <br /> colored correctly, and provides an elevation of the trash enclosure that meets <br /> ordinance requirements. <br />
