MINUTES <br />REZONING, <br />PROPERTY <br />DIVISION, & <br />PUD PERMIT - <br />50 SOUTH <br />OWASSO BLVD. - <br />PRECISION <br />TREE <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />AUGUST 13, 2015 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 13th day of <br />August, 2015 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Steve Ledin called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: Mr. Steve Ledin <br />Mr. Bill Buesing <br />Mr. Al Davison <br />Mr. Tom Duray <br />Mr. Jeff Heikke <br />Ms. Heidi Murphy <br />Mr. Nick Schwalbach <br />ALSO PRESENT: <br />Mr. Steve Grittman, City Planner <br />Mr. Kevin Helander, Cable TV <br />Ms. Kathy Glanzer, City Clerk <br />The July 9, 2015 Planning Commission meeting minutes were approved as <br />submitted. <br />The City Planner reported that Precision Tree is requesting the rezoning of <br />their property at 50 South Owasso Blvd. East from Industrial -Park (I -P) <br />District to Planned Unit Development (PUD) District as well as a Property <br />Division to subdivide the property into two lots, and a PUD Permit to <br />allow outdoor storage on both lots. The Planner noted that the rezoning is <br />being sought due to the difficulty that Precision Tree has had in making <br />the conforming use of the parcel. Under the current I -P zoning, there are <br />significant restrictions related to outdoor storage. The Planner pointed out <br />that the surrounding area is zoned I -P District. <br />With regard to the property division, the Planner indicated that Precision <br />Tree would like to divide the property into two and construct a multi - <br />tenant building on the new lot. This will create a building with more street <br />frontage and the building will help screen the outdoor storage use from the <br />street. <br />
